The LONGER you stay the LESS you pay!!!

1) Call us to confirm your dates. All we need is a 1/3 deposit on a credit card and then we will e-mail you a confirmation letter. Then when you arrive you pay the balance. Full refund of deposit in the event you must cancel your reservation as long as you cancel in writing 28 days in advance of your arrival date.

2) No pets or smoking in any of our villa's.

3) We will be happy to accommodate 3 or more night stays when space permits with arrival ANY day of the week. But you will get the best discounts when you stay 7 or more nights. That's why most of our guests stay 7 nights and arrive on Friday, Saturday or Sunday.... Just call us and we can help you plan your next vacation in paradise for you! Note: Once in a while we do have 2 nights stays, just call us for availability.

Boat Docks
Deep water protected boat docs are available for rent. We also have bait freezers if needed for the fisherman and boaters.

Conditions

• No Cleaning fees - Cleaning fee is included in your daily room rate.
• Docks - additional charge of $10 per day if power hook up needed.
• Resort Fee required on all reservations. ALL AMMENITIES Pool, Beach, Tennis, Jacuzzi, Parking for cars, Parking for boat trailers, Cleaning fee, unlimited local calls and high speed Wi-Fi access is included in our Resort Fee of $3 a day plus tax. This charge is automatically charged to each villa for each night.
• The above rates do not include sales tax of 12.5%

• Sorry but we DO NOT allow pets or smoking in any of our villa's. Evidence of smoking or pets will constitute a $250 cleaning fee and a possible eviction without a refund

• Villa types are guaranteed, however exact villa number are NOT.
• Reservation deposit (35% of total rental) must be received in advance to confirm dates.
• Cancellation Policy - Full refund if cancelled 28 days in advance of arrival date.
• Cancellation Policy - Cancellation fee $250 ($500 for holidays and special events) if cancelled less than 28 days and more than 14 days prior to arrival.
• Cancellation Policy - Cancellations less than 14 days will forfeit full deposit amount.
• Groups of 3 or more Villas have unique cancellation policy that will be written on confirmation letter.
• Specials have limited availability and are sold on a first come, first served basis.
• All specials and weekly discounts may be withdrawn without notice at anytime.
• Monthly rates available January, May, September, October and November to mid-December. Call for rates!
• We supply all bed linens and bath towels (no beach towels).
• We do sell great beach towels in the office and these make great souvenirs.
• There is no daily maid service. Every villa has its own free laundry room.
• Our tropical warm weather keeps the pool open 365 days a year. We only operate our pool heater from December 20 to March 31 each year.
