  2. CANCELLATION POLICY:

    You will be charged a pre-payment of 30% of the total price at time of confirmed reservation. Full refund of deposit in the event you must cancel your reservation as long as you cancel in writing 28 days in advance of your arrival date. Rental balance is due 14 days prior to arrival.

    A. If cancelled less than twenty-eight (28) days but more than fourteen (14) days in advance of the arrival date, a cancellation fee for $500 will be deducted from deposit and the balance will be refunded. On reservations cancelled less than fourteen (14) days in advance of arrival date the total deposit will be forfeited.

    B. Cancellation Policy (Holidays and Special Events). If cancelled less than twenty-eight (28) days but more than fourteen (14) days in advance of the arrival date, a cancellation fee for $1,250 will be deducted from deposit and the balance will be refunded. This is in effect for all reservations March 1st to April 15 and July 20 to August 15 and December 20 to January 7. On all Holiday and Special Events reservations cancelled less than fourteen (14) days in advance of arrival date the total deposit will be forfeited.

    C: Special cancellation policies apply to group reservations and are specified on your confirmation letter.

  3. No pets or smoking in any of our villa's.

  4. We will be happy to accommodate 3 or more night stays when space permits with arrival ANY day of the week. But you will get the best discounts when you stay 7 or more nights. That's why most of our guests stay 7 nights and arrive on Friday, Saturday or Sunday. Just call us and we can help you plan your next vacation in paradise for you!

  • From time to time we do have availability for less nights than the stated minimum required stay. CALL to check short term availability

Conditions

  • CLEANING FEE, we do require a “Cleaning Fee” of $30 per night per villa plus tax for the cleaning of your villa after you depart. (We do not provide daily housekeeping). This charge is automatically charged to each villa for each night of your stay.

  • Maximum villa occupancy is 6 total people. We do not allow any visitors to visit you during your stay at any time. We are a quiet family style property with no loud music or excessive noise around the beach, pool, jacuzzi, tennis court & basketball court as well as Villa balconies at any time.

  • Check-in at 4 pm and Check-out at 10 AM

  • Must be 25 years or older to make reservations.

  • There is NO additional FEE for BEACHFRONT AMENITIES that include Pool, Beach, Tiki Huts, lounge chairs located poolside along the beachfront, Jacuzzi, and parking for boat trailers.

  • The above rates do not include sales tax of 12.5%

  • We do not allow and motorized water toys to anchor off or access on our beach, this includes all Boats and Jet skis and anything with a motor.

  • We have plenty of parking for cars, boat trailers and oversized vans.

  • Docks - additional nightly charge depending on time of year (See Dock Rates). If power is needed there is an additional charge of $10 per day.

  • Sorry but we DO NOT allow pets or smoking in any of our villa's. Evidence of smoking or pets will add a $250 cleaning fee and a possible eviction without a refund.

  • Villa types are guaranteed, however exact villa number are NOT.

  • Groups of 3 or more Villas have unique cancellation policy that will be written on confirmation letter. Call for details.

  • Specials have limited availability and are sold on a first come, first served basis.

  • All specials and weekly discounts may be withdrawn without notice at any time.

  • Monthly rates available January, May, September, October and November to mid-December. Call for rates!

  • We supply all bed linens and bath towels (no beach towels provided).

  • We do sell great beach towels in the office and these make great souvenirs.

  • Our tropical warm weather keeps the pool open 365 days a year. We only operate our pool heater from December 20 to March 31 each year.
