• We do not allow any motorized water toys (including all boats and jet-skis) to anchor off from, or gain access to, our beach

Boat Dock Information

• All trailers and RVs must be stored on the canal lot where the boat docks are located (across the street from Cocoplum Beach and Tennis Club and Marina property). No trailers may be parked where the villas are located.
• We do not allow any motorized water toys (including all boats and jet-skis) to anchor off from, or gain access to, our beach.
• All boats and trailers must have a Cocoplum parking decal attached at all times (will be given to you at check in).
• Please respect our neighbors and keep noise down. The dock is closed between 9pm and 6am every day.
• Bait freezers are available for your use at no charge and are located in your utility room of your villa. All bait or chum must only be placed in the bait freezer in your utility room. DO NOT use your kitchen refrigerator/freezer in your villa for any fishing products.
• If your boat needs to be plugged in, there is an extra charge of $10 per day for power (30 or 50 amp). The office can help you with this.
• Fish cleaning is allowed only at the dock fish cleaning station. You must dispose of all fish carcasses in the large trash dumpster on the canal front lot. Do not dump carcasses in the canal. Do not clean any fish or lobster on the south side of Cocoplum Drive where the villas are located.
• No flushing of engines permitted during your stay.
• CANCELLATION POLICY: At the time of booking, you will be charged a 25% deposit of the total price of the boat dock slip. In the event you need to cancel your reservation, we offer a full refund of your deposit, as long as you cancel, in writing, more than twenty-eight (28) days in advance of your arrival date. The boat dock rental balance is due fourteen (14) days prior to arrival.
• If less than twenty-eight (28) days but more than fourteen (14) days in advance of the arrival date, a cancellation fee of 50% will be deducted from your deposit and the balance will be refunded. For reservations cancelled less than fourteen (14) days in advance of the arrival date, the total deposit will be forfeited.
• We do not have any security at the docks, so please store your valuables properly.
• The docks and boat launch ramp (Cocoplum Terraces Condominium) to the west of our docks are PRIVATELY owned. They do have security and will prosecute for trespassing. DO NOT USE THIS RAMP.

Ramp Information

• Ramp #1: PUBLIC BOAT RAMP (Quay Boat Ramp at Mile Marker 54)
• Just 1 mile away on the Gulf side located just northeast of the Island Tiki Bar and Grill (12646 Overseas Highway, Marathon, FL, 33050)  
• The boat launch fee is $25 IN and $25 OUT.  Limited trailer parking cost is $20 per day, with no overnight parking.
• Ramp #2: PUBLIC BOAT RAMP (Harbor Drive Boat Ramp)  
• Located at Aviation Boulevard and Harbor Drive (behind the airport). The ramp is next to a residential neighborhood and there is no available parking. 
• The boat launch fee is $25 IN and $25 OUT, with no parking available.
• Ramp #3: PUBLIC BOAT RAMP (33rd St Gulf Boat Ramp at Mile Marker 49)
• Located 5 miles south of Cocoplum Drive on the Gulf side. This location can handle bigger boats with its 40-foot-wide ramp.
• The boat launch fee is $25 IN and $25 OUT.  Limited trailer parking cost is $20 per day, with no overnight parking.
• Ramp #4: PRIVATE RAMP (Grassy Key Marina) 
• Located at 59073 Overseas Hwy, Marathon, FL, 33050 (Mile Marker 59 – Next to Dolphin Research Center)
• The cost is $50 to use the boat ramp. Free parking for boat trailers until the end of the day.
