• CANCELLATION POLICY:

At the time of the booking, you will be charged a 25% deposit of the total price of your reservation. In the event you need to cancel your reservation, we offer a full refund of your deposit as long as you cancel, in writing, more than twenty-eight (28) days in advance of your arrival date. The rental balance is due fourteen (14) days prior to arrival.

If cancelled less than twenty-eight (28) days but more than fourteen (14) days in advance of the arrival date, a cancellation fee of $500 will be deducted from deposit and the balance will be refunded. For reservations cancelled less than fourteen (14) days in advance of arrival date, the total deposit will be forfeited.

Holidays and Special Events (March 1st-April 15th; July 20th-August 15th; December 20th-January 7th):  If cancelled less than twenty-eight (28) days but more than fourteen (14) days in advance of the arrival date, a cancellation fee of $1,250 will be deducted from deposit and the balance will be refunded. For reservations cancelled less than fourteen (14) days in advance of arrival date, the total deposit will be forfeited.

Group reservation: Special cancellation policies apply to group reservations and are specified on your confirmation letter.

• No pets or smoking allowed in any of our villas
  
• We will be happy to accommodate 3 or more night stays, when space permits, with arrival any day of the week. But, please note, you will get the best discounts when you stay 7 or more nights! Give us a call and we can help you plan your next vacation in paradise!
• Occasionally we do have availability for less nights than the stated minimum required stay (3 nights). Call our office to check short term availability.

Conditions

• Check-in: 4pm | Check-out: 10 AM
• Must be 25 years or older to make reservations
• We do require a “Cleaning Fee” of $30 per night, per villa, plus tax, for the cleaning of your villa after you depart. This is automatically charged to your reservation for each night of your stay. We do not provide daily housekeeping and will only clean your villa after departure.
• Maximum villa occupancy is 6 total people. We do not allow any visitors to visit you during your stay at any time. We are a quiet, small family resort and do not allow loud music or excessive noise around the beach, pool , jacuzzi, or villa balconies at any time.
• There is NO additional fees for beachfront amenities including use of pool, beach, tiki huts, lounge chairs located poolside and along the beachfront, jacuzzi, and parking for boat trailers.
• Rates do not include sales tax of 12.5%
• We do not allow any motorized water toys (including all boats and jet-skis) to anchor off from, or gain access to, our beach.
• We have plenty of parking for cars, boat trailers and oversized vans.
• Docks are available for an additional nightly charge, which varies depending on time of year (See Dock Rates). If power is needed at the docks, there is an additional charge of $10 per day.
• No pets or smoking allowed in any of our villas. Evidence of either will result in a $250 cleaning fee and a possible eviction without a refund.
• Villa types are guaranteed, however exact villa number within that type are NOT.
• Monthly rates are available for January, May, September, October and November to mid-December. Call for rates!
• We supply all bed linens and bath towels (no beach towels provided). We do not provide beach or pool towels, but we do sell blue/white striped beach towels with our logo for $25.00 (plus tax) in the office. These do make a great souvenir to bring home to remind you of the Atlantic oceans warm tropical sea breezes. Beach towels are always on a special “Buy 3, Get 1 Free” sale!
• Our tropical warm weather keeps the pool open 365 days a year. We only operate our pool heater from December 20 to March 31 each year.
