  • 1. What are the differences in the types of units?

    All units are the same in size and include a washer / dryer and storage area on the first floor.  The difference is the location on the property and the proximity to the ocean, beach and pool.

  • 2. What are the driving directions to Coco Plum Beach and Tennis Club and Marina from the mainland USA? How long is the drive from Miami International Airport or Fort Lauderdale Airport? How far from Cocoplum to Key West?

    Distance from Airports: 


    Allow yourself 2.5 hours from Miami International Airport (110 Miles) and 3 hours from Fort Lauderdale-Hollywood International Airport (135 Miles). During rush hours (6:30am-9:30am & 4:00pm-7:00pm), add 1 hour of travel time. You can fly into Marathon or into Key West but flights are limited and can be expensive. Additionally, rental cars are less expensive on the mainland and the drive down to Marathon is a beautiful drive over 30 bridges connecting the islands of the Florida Keys.


    Distance to Key West:


    It will take one hour to drive the 54.5 miles to Key West, which includes a trip over the beautiful, famous 7-Mile Bridge. Go slow on the roads of Deer Key because the Key Deer is an endangered species!

  • 3. Do you allow smoking or pets in any of the villas?

    Smoking is prohibited inside any air-conditioned space. If you must smoke, it is allowed on the screened-in porches of every villa, where you can use the provided ash trays.


    If we do find evidence smoking inside a villa, we will charge an additional $250 cleaning fee and possible eviction without a refund.


    We do not allow pets anywhere on the property, except for ADA-approved service animals.


    If we do find evidence of non-ADA approved service animals on the property, we will charge an additional $250 cleaning fee and possible eviction without a refund.

  • 4. Do you have boat dockage on site?

    Yes, we have 9 deep water boat docks on site. See our DOCKAGE RATES page for rates.  Rates are dependent on the amount of nights needed and the time of year that you will be visiting the Florida Keys. 


    Additionally, we have plenty of parking to dry dock your boat on your trailer (or just the trailer) and park it across the street in our open lot.  Boat ramp information can also be found on our DOCKAGE RATES page. We do not charge any additional fees for trailer parking on our lot adjacent to the boat docks.


    We do not allow any motorized water toys (including all boats and jet-skis) to anchor off from, or gain access to, our beach.

  • 5. How many people per villa? What are the sleeping arrangements?

    We have a strict maximum occupancy of six people per villa, including children of any age.


    The master bedroom has a queen bed. The guest room has a queen bed AND a twin bed.  The living room contains a queen-size sleeper sofa.


    We do not offer any additional roll-a-ways or cots in any villa.

  • 6. What products and amenities do you supply in the villa (i.e., toilet paper, soap, dish detergent, etc.)?

    We supply the following items:

    • Hair Dryer (2 per villa)
    • Bath soap
    • Towels (Bath, Hand, Washcloth)
    • Iron and iron board (pick up at office - no charge)

    Full Kitchen *

    • Glass or all-purpose kitchen counter cleaner
    • Sponge
    • Kitchen Towels
    • Welcome chocolates
    • Welcome postcards (postage included!)

    * The full kitchen offers you the convenience of  a full-size oven and stove cook top, microwave oven, coffee maker, blender (for piña coladas), toaster and dishwasher. All the necessary cookware, cooking utensils, linens, glasses (even wine glasses) and silverware are provided.


    More of these items are available at the front office at no additional charge if you run out during your stay.


    Additional Arrival Starter Supplies

    We offer a limited one-time starter supply of the following items: 

    • Coffee, creamers and sugar packets for 1 pot of coffee ($1 for a coffee packet)
    • Tea ($1 for 4 tea packets)
    • Paper towels ($1 a roll)
    • 1 box of laundry detergent ($2 a box)

    More of these items are available for your convenience at the front office for an additional charge (listed above). We recommend that you purchase these items at the local grocery store at a more reasonable cost.

  • 7. When are your lowest rates?

    Our lowest rates are from September until mid-December.


    We also run special deals from time to time throughout the year.  See our SPECIALS page for more specifics.

  • 8. Can guests visit us while we stay at Cocoplum?

    No! No! No!  Unfortunately guests are strictly prohibited to visit you during your stay. 


    Our units and amenities are only large enough to handle the maximum occupancy of 6 people per unit. Any guests who violate this strict policy will be asked to leave immediately and no refund will be given. 


    We are a quiet, small family resport and do not allow loud music or excessive noise around the beach, pool, jacuzzi, or villa balconies at anytime.

  • 9. Are the units well-equipped? What else do I need to bring with me? Do you have Port-A-Play Pens available for children?

    All units have fully-equipped kitchens (including full-size refrigerator, oven and cook top, microwave, blenders, coffee maker (with filters) and toaster). The kitchen has all the pots & pans, plates, silverware, knives and a cutting board for your cooking needs. All bath and bed linens are supplied.


    We do not provide beach or pool towels, but we do sell blue/white striped beach towels with our logo for $25.00 (plus tax) in the office. These do make a great souvenir to bring home to remind you of the Atlantic oceans warm tropical sea breezes. Beach towels are always on a special “Buy 3, Get 1 Free” sale!


    Port-A-Play Pens are available free of charge, but they must be reserved in advance of your stay. Please note you must bring your own linens for the Port-A-Play Pens if you plan to use it for sleeping.

  • 10. Is there a cleaning fee? Is there daily maid service?

    We do require a fee of $30 per night, per villa for the cleaning of your villa after you depart.  This charge is automatically charged to each villa for each night of your stay.


    We do not have daily cleaning services in our villas. We will clean the villa at the end of each stay. Each unit has their own laundry room if you want to freshen up your towels or linens. If you request additional cleaning (which includes fresh towels and linens), this must be requested in advance and there will be a charge of $50.

  • 11. What is the average climate and weather in the Florida Keys?

    Wherever you are right now, chances are the weather is better here in the Florida Keys. 


    In the winter, cold fronts can bring frost to mainland Florida, but you can be sure there will be no frost here. The record low for Key West is 41° F (5° C) set in 1981. 


    During winter months, it almost never rains. By late May, however, the season's first thundershowers start popping up. Rarely do they stick around long enough to spoil an entire day.


    Wise Floridians from the mainland flock to the Keys on the weekends yearlong because the air is usually a few degrees cooler here. The water temperature might be in the mid-80s (30° C) but the sea is nevertheless refreshing for swimming, snorkeling or diving. 


    You might be wondering about the Atlantic hurricane season, which can affect the Atlantic and Gulf coasts of the United States as well as the Caribbean and the Bahamas. The official hurricane season begins June 1st and ends on November 30th. Traditionally, the highest potential for storms is between August 15th and October 15th.  However, the daily weather during this period tends to be some of the most beautiful of the year.


    The hottest it's ever been in Key West is 97° F (36° C), and that was way back in 1880. At the peak of summer, the average high is 89° F (32° C). We don't have any super-highways or urban sprawl to radiate the sun's heat and our islands are surrounded by cooling ocean waters.

  • 12. Is there a shuttle to Key West or Fort Lauderdale?

    Yes, the shuttle service is Keys Shuttle. See their web site at www.keysshuttle.com or call 305-900-6583 for times and rates.

  • 13. Where can we swim with the dolphins?

    You can swim with the dolphins at the Dolphin Research Center or Theater of the Sea.

  • 14. Where are the closest dive shops?

    The closest dive shops are Middle Keys Scuba and Deep Blue Dive Shop on Key Colony Beach.

  • 15. Do you rent water sports equipment (jet skis, para-sails, kayaks or paddle boards, etc.)?

    No, we do not rent any water sports equipment. Additionally, we do not allow any motorized water toys (including all boats and jet-skis) to anchor off from, or gain access to, our beach.


    There are several local vendors that rent items like bikes, kayaks and paddle boards, including by not limited to, Keys Kayak (www.keykayak.com), Dolphin Bay Watersports (www.dolphinbaywatersports.com),  AquaVentures Eco Tours, and Bike Marathon Bike Rentals (www.bikemarathonbikerentals.com).  Some of these vendors will deliver and pick up to you at the property.

  • 16. Is there a restaurant or bar on site?

    No, we do not have a restaurant or bar on site. The nearest restaurants are Key Colony Inn, Sparky's Landing (behind Fairfeild Inn & Suites by Marriot), and Island Fish Company https://islandfishco.com/

  • 17. Is there internet access? Is there a charge for other amenities?

    Yes, we have Wi-Fi internet service on the property. A few days prior to arrival, you will receive a check-in information email that will have the Wi-Fi password listed.


    There is NO additional fee for our beachfront amenities, including our pool, beach and lounge chairs located poolside along the beachfront, jacuzzi, and parking for boat trailers and oversized vehicles.

  • 18. Are there hair dryers & clothing irons in the units?

    Each unit has two (2) hair dryers. You may sign out an iron at the front office for the duration of your stay for no additional charge.

  • 19. Is there an onsite tennis pro? Do you provide tennis racquets and balls?

    Our tennis courts are meant for impromptu games for guests only with no lessons or pre-planned matches. We do not take reservations for tennis court time and it is done on a first come first serve basis.  There is rarely a long wait to use the court. We do provide used tennis racquets and used balls free of charge, but if you are an advanced player, you may want to bring your own racquet and a new can of balls. There is no fee for the use of the tennis court.

  • 20. Are there DVD players available?

    Each unit is equipped with a DVD player.

  • 21. Is there parking on site?

    Yes, each villa is allowed 1 vehicle. Any additional vehicles, oversized vehicles and trailers will need to park across the street in the canal property where the docks are located. Parking is a first come, first serve, close to your villa. Parking passes are required for every vehicle and trailer on site. We have plenty of parking for cars, boat trailers and oversized vans.
